When mommy-to-be Hilary Duff begins the nesting phase of her pregnancy, she's hoping it won't be in the 9, 277 square foot Toluca Lake, Calif. manse she's currently trying to sell. And, with any luck, soap opera star Adrian Bellani will be able to unload Heath Ledger's "Tree House."
Duff''s Mediterranean-style home has been on the market since September 2010, when it was originally listed for a cool $7 million. Failing to sell, the actress is re-listing the five-bedroom, six-bath abode for $6.25 million.

Well for that price, when is the open house?
The Toluca Lake, California residence includes everything the average person might need -- a billiard room, cognac room, wine cellar, gym, gift wrapping room [a Candy Spelling must-have], chef's kitchen and game room, not to mention a pool and outdoor patio.

A former residence of Heath Ledger, affectionately known as the Tree House, located in the Hollywood Hills, is also up for sale and at a mere $3 million, feels like a bargain compared to Duff's palatial estate.
Ledger's estate sold the home in 2008 to Bellani, who starred on the defunct NBC soap Passions. The 1951 house features large windows for an indoor-outdoor living feel, with a stunning patio and garden area.
And, rounding out the day's real estate news comes the word that Lisa and Ken Vanderpump, of Real Housewives of Beverly Hills notariety, have closed on a $10.2 million, 8,000 square foot mansion down the road from her old digs which sold last week for $19.
